1) Build a buyers list
This is the most critical requirement so selling houses successfully. A buyers list is a list of people with money looking to buy houses in your local market.
When selling properties to end users, this is a list of people looking to buy properties on retail or terms who meet the criteria of your houses.
When wholesaling houses as a wholesale real estate investor, this would be a list of real estate investors who are looking for houses to fix up, then sell them for a profit or keep them as rental properties.
You must have a real estate investor web site for this. The web site must allow you to collect name and email of potential buyers before they get access to house details.
The real estate investing web site must have integrated squeeze pages that collect their contact information before they can access your houses for sale.
You then send potential property buyers to your website or squeeze page. As soon as you get a new house for sale, you send it out to your buyers list and hopefully get a quick sale.
2) Local networking meetings
These are extremely important to meet other people who buy and sell houses in your market. Exchange business cards and always ask them if you can add them to your buyers list.
3) Foreclosure auctions
Most foreclosure auctions are attended by hundreds of people, typically real estate investors. Even if you do not buy houses from these auctions, you meet other real estate investors and exchange business cards.
4) Newspapers
Whenever I have new properties, I put an ad on the local newspapers particularly weekend classifieds. Instead of a phone number, I give them the address of my real estate investing website. They must join my buyers list to view the properties I have for sale.
5) Online sources
There are may web sites where you can advertise houses you have for sale. Start with Craigslist.com. Always send them to your website to view property details and hopefully join your buyers list.
6) Social networking websites
You can reach hundreds or thousands of reale state investors through Facebook and other similar websites. Whenever you have properties for sale, sharing them in your Facebook or Twitter account is likely to give you a buyer.
